Take Ownership of Your Apartment BusinessYou have heard it a million times if you have heard it once. “Act like an owner.”

But, how do you get employees to act like owners?

As it relates to the statement; I have two questions I like to ask people.

First one relates to leadership and specifically employee issues;

If you owned this apartment management company; would this person be working for you?

The second pertains to more general items that comes up on a daily basis.

If the sign out in front of this apartment community read [your name] apartments; what would you do?

Nine point nine times out of ten the answer comes – tip of tongue.

What do you do to create an ownership mentality?

  1. Many times I have asked my on-site manager, “If it was your money what would you do?” I also try to give them opportunities to make decisions and not have to wait for the “boss” to call back and approve. If you can trust your employee to make decisions you have probably found a good fit.

      Love the approach. It’s an interesting topic to me in the sense that it’s more times the exception rather than a rule to the hire an owner’s mentality. Likely because those folks are out making business themselves.

I always go in with the belief that “this is my property” and I run it exactly as such.  Always look for a way to grow revenue, keep expenses down and hire/surround yourself with people that think the same way you do.  Any time I interview someone, regardless of the position, I talk about “ownership” and how critical it is to have this belief if you are going to be on our team.  If you don’t buy in, you’re not going to be on our team!
