Generative AI
How Generative AI effectuates impacts in the domain of Management

Multifamily organizations constantly seek ways to stay ahead of the competition and drive growth. I think Generative AI has the potential to revolutionize property management and bring significant benefits to organizations that embrace this technology.
Frederick Winslow Taylor, the father of scientific management, once said, “In the past, the man has been first; in the future, the system must be first.” I sense that we are on the precipice of this moment. The groundswell has been at play for years. The tsunami is reaching its crescendo, and the landfall moment is here.
Generative AI can automate repetitive tasks, provide insights and predictions based on data analysis, and enable more informed decision-making. While creativity and imagination can produce hundreds of thousands of ways to use GAI, some specific ways it will impact management include:
- Predictive analytics: Generative AI models can analyze large amounts of data to identify patterns and predict future outcomes with high probability, which can help managers make informed decisions.
- Process optimization: AI-powered automation can streamline and optimize business processes, freeing managers’ time for more strategic tasks.
- Personalized experiences: Generative AI models can generate custom content, such as customized marketing materials, or tailor the user experience to individual prospects and residents – think of AI leasing as the first draft.
Similarly, the management guru Peter Drucker once stated, “The best way to predict the future is to create it.” By harnessing the power of generative AI, managers can leverage data and automation to make informed predictions and shape the future of their organizations. I sense that GAI will ultimately upend the traditional hierarchy business model.
However, it is important to note that while AI has the potential to benefit management greatly, it is not a one-size-fits-all solution and must be used in conjunction with human judgment and expertise, at least in its current iteration. The successful implementation of generative AI in management will require combining technical skills, business acumen, and a willingness to embrace change.

Adaptive AI

The advent of adaptive AI is set to revolutionize the way we approach multifamily property management. With the ability to adapt and improve performance over time, these systems can help property managers to streamline processes, increase efficiency, and make more informed decisions.
One of the key areas where adaptive AI can have a significant impact is the area of tenant screening. Traditional tenant screening methods can be time-consuming and involve manual work, such as checking references and credit reports. Adaptive AI systems, on the other hand, can use machine learning algorithms to analyze data from various sources, such as social media profiles and online behavior, to create a more comprehensive profile of a potential resident – a renter’s resume. This can help property managers make more informed decisions while considering fair housing laws about who to rent to and can also help reduce the risk of rent defaults.
Another area where adaptive AI can have a big impact is in the area of maintenance and repairs. Traditional property management systems often rely on manual processes, such as phone calls and emails, to schedule and track maintenance and repairs. Adaptive AI systems, however, can use machine learning algorithms informed by IoT sensors to predict when equipment is likely to fail and can automatically schedule maintenance and repairs based on this prediction. This can help to reduce downtime and save money on repairs in the long run.
Using adaptive AI in multifamily can significantly improve property management systems and labor efficiency and effectiveness. With the ability to adapt and improve over time, these systems can help property managers to make more informed decisions, reduce costs, and provide a better experience for team members and residents.
However, it’s also important to note that with the increasing use of adaptive AI, there is a need to be thoughtful and mindful and have proper data privacy and security measures in place to protect the data of prospects, residents, and property managers.

How AI is Disrupting the Traditional Hierarchy Business Model
Artificial intelligence (AI) has the potential to revolutionize the way businesses operate and create value. One way it could do this is by disrupting the traditional hierarchy business model, which has been the dominant organizational structure for many organizations for decades.
In a traditional hierarchy, decisions and power are centralized at the organization’s top and flow downward through several layers. This structure can be efficient for some tasks or in a crisis but can also be inflexible and slow to adapt to change.
AI with the Assist
Conversely, AI can analyze vast amounts of data and make decisions in real-time, potentially allowing for more agile and responsive decision-making. This could lead to a flattening of the traditional hierarchy, with AI systems making decisions that higher-level managers previously made.
For example, an AI system might be able to analyze customer data and make recommendations for targeted marketing campaigns. It might also be able to analyze production data and suggest ways to optimize the manufacturing process. In these cases, the AI system would make decisions that a manager or executive would have traditionally made.
New Models will Emerge
This shift could have significant implications for an organization’s traditional roles and responsibilities. As AI systems become more advanced, specific jobs previously considered essential may become automated, while new roles focused on managing and implementing AI systems may emerge.
It’s important to note that adopting AI is not a one-size-fits-all solution, and there will likely be trade-offs to consider as organizations adopt these technologies. For example, while AI can help to improve efficiency and decision-making, it may also result in job loss for some employees. It may also allow new opportunities for employees to build enriched face-to-face relationships with a business’s customer base. It will be necessary for organizations to consider these trade-offs and develop strategies to mitigate any negative impacts.
Overall, the integration of AI into the traditional hierarchy business model has the potential to bring about significant changes in the way organizations operate. While it’s difficult to predict precisely how these changes will play out, it’s clear that AI will play a crucial role in shaping the future of business.
