Mike, I hope your Festival Event went well, being Home Grown from the Midwest, Festival are a way of life here and I personally love them, however how do you or how are you going to measure the results or success? I am interested to hear your comments and others comments. We have hosted a few over the last five years with lackluster results. Perhaps our results are tainted because of our small size and limited human resources, but here were our experience; and I am all about trying different things, some work and some don’t. We have had several Grand Openings, both from my days at Village Green and with Urbane, and while they have an impact for our investors, we (Urbane) have not had any increase in rentals, frankly, the last one we did, which was in November of 2006, we had zero net rentals for the month, even though we had an over the top attendance at this specific Open House. It seems that we used all of our available cash and human resources on a really hip and cool Grand Opening, with a net zero rentals for the month. We had a ton of traffic, but NO rentals.
Last June we participated in a local downtown festival, which where the streets were blocked off, and really cool. One of our buildings were smack dab in the middle of it all, We went all out with our booth and presentation (I am a believer that if you are going to show up, bring all you got to the table), and we had Best of Show, a super cool and hip booth, lots and lots of exposure, but………………, we had only two net rentals for July, which was horrid. Again, looking back, we completely expended all of our resources on these events with no to low Net Rentals
So, perhaps our approach was flawed, or they don’t work for us or our industry, but likely the bigger question is “How do you quantify results”, “What is the Intent of Participation” I am interested in your experience and others out there who have done this type of marketing, and is this termed “Marketing”
