In order to compete with the glut of condo’s and or because of the glut of condo’s, the above will be the new standard for Class A rental properties.

I agree. I am lucky to work for an Atlanta-based developer and property management company that builds new communities that include these items. Beyond these interior upgrades, we have also started offering services to make our residents’ lives more simple. We have a free wash and fold laundry service (limited to one load per apartment per day), door-to-door trash removal, and a complimentary continental breakfast each weekday morning. Honestly, I feel as though service-based amenities will be the most important offering to remain competitive, especially in my market. In a world of condos with private owners that lease to my target demographic, we add value to renting from our communities by giving these services that aren’t offered at condo communities.
