Remember this the next time you think to criticize a class, training, or conference that you attend. How many of you take the time to offer either positive or negative feedback? How many of you take it one step further by providing well thought out written feedback in the comment section? I will be the first to say that I am guilty of disclosing my opinions in the 1 to 5 rating columns but when it comes time to write thoughts on how to make it better or different, I refrain.

Craigslist and the new apartment marketer
I have been thinking lately about the resident referral business and I think it is time to teach our best source of marketing, our current residents, how to post craigslist ads. I recognize that not all states are created equal and we need to be careful of paying fees for this but in those states that are neutral on the subject let’s go for it.
What if we created a program of clear definition meaning we supply the templates and pictures and let the residents do the rest. They would then pass on any lead they received to us and provided we closed and moved them in we would then pay the resident a fee, say $100, for their efforts.

Apartment community curb appeal
What is the simplest and sometimes most overlooked element of great curb appeal? Trash.
I had the biggest compliment paid to me the other night in the form of a question. One of our owners said, “Mike, where is all the trash? I am so used to touring this site and the trash is everywhere, I don’t see one piece. How do you do that?”
I was so taken aback by the question that I delayed in answering the question.
