Every now and again, you get an up close and personal example of various life events. Yesterday was one of those regarding Social Media and the Power is exudes. We have been yammering about the power that the Residents/Customer has today with all of the various means and methods to be heard, yet if it hasn’t happened to you, it seems like someone else’s problem. It won’t happen to You/Your Property/Your Company, No Dell Hell here, right,………………………., well in due time, it likely will. My old boss, turned mentor Jonathan Holtzman, Chairman of Village Green Companies had one of many sayings, but one that has stuck with me is “Do you have first hand information” and to him, if it wasn’t first hand information, it wasn’t credible. Well, my story here is First hand Information, so I hope you find it credible.
Perhaps some of you heard about the incident at the Obama Rally in Detroit a few days ago, and then what unfolded yesterday, within less than a few hours, the story had spread all over the country, regarding two Muslim females not being allowed to sit in camera view during the rally. The story here is not the point; the point is the person who created the original thread and the blog posts just before lunch yesterday was one of our residents. He is a quite sort, stops into our office to see us regularly, and is by no means a radical type person; However, he was outraged and was going to be heard regarding what had happen. And heard he was, by the end of the day yesterday his blog posts were picked by CNN, USA Today, Rush Limbaugh and the Today Show, along with being all over the internet and political blogs. Now, the topic here is certainly highly energized, however if you think that your Resident/Customer won’t follow a similar route if you aren’t listening to them and or their problem, you are in denial and folly. The collateral damage from not listening will be significant.
The real point here is this, Do not fear Problems, they are opportunities wrapped differently, BUT moreover, Do Not Avoid them, Residents/Customers/Consumers today will be heard, so Listen, Engage, Embrace this new media and what it offers. Become as transparent as you can, address the residents issues, and when you do, that energy is redirected and you can actually create Resident Evangelists,

Brand Yourself, My Friend Did and Got Promoted a post by eric
A newer, but now dear friend of mine received an outstanding promotion today, which may well change his/her professional career path, and in a time of recession (recession is a dirty word but a reality, particularly here in the Midwest) we must step back and ponder, why, what was it, that he/she did or didn’t do to get promoted in a down economy?
In my humble opinion, he/she (you will all know whom I am referring to in due course) put themselves out there, and Reinvented Themselves, Absent Fear. How many times has Madonna Reinvented herself, well, a lot, absent Fear, and with really big pay off’s. Having come from a corporate environment that operated under the fear program, I completely want to help anyone who will listen and abolish that concept.
You too can get promoted, in today’s recessionary environment, if you will put yourself out there, be bold, tell it like it is, to whoever will listen to you. Be a Change Agent, if you are timid, practice here, on this blog, no one is judging you , try a post, try a comment, and see what happens, you may just ignite that spark! Only You can Brand the You, Start Today, Start Now!

Raise the NOI Stupid! A Post by Eric
Isn’t it as simple as the Bill Clinton campaign, “It’s the Economy Stupid?” , which won him the election, well to your Company, your Boss , Your Bosses Boss, your Bosses Investors, Yourself, isn’t it ALWAYS about raising NOI? It is, period, always! Why don’t we act and or behave as such, why aren’t our decisions based on Raising NOI! Every single one! I surmise that we are afraid, of ……………………….making a mistake, it not working, being questioned, yada, yada, yada. I encourage You, Brand Yourself, Break from the Pack and Do Something Different Today that will RAISE the NOI at your property or asset you manage. From very, very personal experience of working in a micro managed Fear Based Multi Family Corporation for most of my career, you DO NOT get in trouble for making mistakes, you get replaced for being mundane, the “Bottom 20%” and even the Middle 60%. Step out, Now, and make Your Mark.
If you are reading this blog, you are working hard to be more than you were yesterday and You are Smart, Act Like It, raise the NOI of Your Property You are Responsible for. Take Responsibility and DO SOMETNING TO RAISE NOI!
OK, Assuming you are still reading this blog, We can raise NOI two ways by Lowering Expenses or raising Revenue. I am completely a Raising Revenue Guy,(not that this is the only way, just the way I have chosen to Raise the NOI, significantly) and there are lots and lots of ways to achieve that, by several hundred dollars more per unit than the guy across the street, if you are willing to do so, but First and Foremost, decide too. If you have, let’s begin a meaningful discussion as to how, let me know when you are ready………………………, I have lots of ideas, that…………….have worked , and are working to Raise NOI, Significantly, for our Investors, and Partners. They will work for you too!

Apartment forums: the new focus group
I think forums can be used in an effort to gain insight before you launch that new marketing campaign or new resident relations program or frankly anything you are thinking about doing as an enterprise. The neat thing about online apartment forums is that, unlike real life forums, people let their guards down. They give you the real unadulterated truth about it.
I mean think about the times you have let some one have it in an email or you have taken the time to write a letter to the owner of a company who just provided you with dismal service. You let them have it. Why? No fear of reprisal. It doesn’t mean it’s not there, it just means your not afraid of it and thus you type on.
It is the same for online forums. Maybe this is a bad analogy but it is not unlike the person who has one to many cocktails at the Christmas party and tells the boss what he or she really thinks about him or her.
I may be getting off track a bit so the point is this. The online apartment forum is a place where you can get the real skinny on your product but more important, you can act.

Text Message shopping; can the apartment industry follow a retail giant?

Here is yet another example of how text messaging is taking the retail world by storm. I think ForRent has a great first step on all the other ILS and apartment information providers and my hope is that they don’t stall their efforts. Let’s take it to the next step and make it possible for someone who has just left the community to go ahead and reserve that apartment they just looked at by sending a text to my Yardi system.
