Jott sent to: Blog (TypePad). “I’m testing a new service call Jott,
which enables you to call a telephone number on your cellphone and
leave yourself a reminder or a message or even to blog like I’m doing
now. It seems pretty cool and I’m gonna continue to use before I
pass(?) my real my real judgment or offer my own opinion. Have a great
weekend and we’ll see you on Monday.”
I posted that by more or less leaving myself a message on my cell phone. This service is to cool to pass up and I see a lot of uses for it in our business.

Apartment move in gift idaes
Swash is a really great idea for a new apartment move-in gift especially those of you who manage student properties. This line from their ad says it all:
“Swash helps keep the clothes you love to rewear feeling clean and fresh. So Mr. This shirt on the floor isn’t really that dirty and Lady These jeans fit me too perfect to put them anywhere near water, you finally have a way to deal with small stains, wrinkles and odors. Just Swash it out!”
How many times have you moved with a laundry basket full of dirty clothes packed in the Uhaul? I know I have. You new apartment residents will love it.

Multifamily customer service team answers the question(s)…
Two ways to hear the customer/prospect;
A. You hear the customer/prospect as a troubled child who has nothing
better to do but complain or ask questions. B. You hear the customer/prospect as busy
but intelligent professions who have something valuable to say.
Many times you catch the next best idea by learning how to listen to the customer/prospect.
I have a friend, Jackie Weissmiller, who used to play a game with her
associates called “we can answer any question.” Okay, I made up the
name but it fits. What she did was challenge her leasing consultants, assistant managers, maintenance supervisors and technicians to make a list of every
question they could not or did not have an answer for. What she did from there was profound! She helped them find the answer and pretty soon there were very few questions they could not answer and along the way in
researching some of the answers to those questions they created
valuable services for their prospects and residents alike. Not only that, they grew very confident in their approach to property management.

Apartment reviews

I came across some interesting research this morning that further demonstrates the value of opening up our portals to resident/prospect reviews. Here are some of the highlights:
- 77% of online shoppers use reviews and ratings when purchasing (Jupiter Research, August 2006)
- 63% of consumers indicate they are more likely to purchase from a site if it has product ratings and reviews. (CompUSA & iPerceptions study)
- 86.9% of respondents said they would trust a friend’s recommendation over a review by a critic, while 83.8% said they would trust user reviews over a critic. (MarketSherpa)
I believe this will be a trend to contend with in the apartment industry soon enough. Apartmentratings.com is already providing a platform for it so why not do it yourself. If you do, really think about full transparency. In other words, avoid the temptation to edit the comments. The only time I would be an advocate for that is if residents/prospects got really personal with their positive/negative feedback. Even then it would have to be pretty egregious.
