Apartment Marketing: Pay-per-lead
mynewplace and rentwiki charge by the lead and or email. I get the sense that if you don’t pay they just won’t pass along your contact information to perspective residents. Is it just me or does this seem nuts? I love the idea from a business perspective. That said, why would any owner subscribe to this model given all the free resources in the market place.
Along the same lines Rent.com is reportedly forcing the issue with its referral service. That is to mean, if a prospect moves to claim their $100 and the community proves the lead came from some place other than Rent.com doesn’t care. I am working to get further information and only post it here for that reason.

Hurrican Victims Find Housing with the Help of ForRent.com
NORFOLK, Va.—(September 29,
2008)—In an
effort to assist with relief efforts for the thousands of victims displaced by
hurricanes Gustav and Ike, and tropical storm Hanna, ForRent.com has sent
17,000 apartment listings to the National Housing Locator System (NHLS) via

apartment listings are sent to this site via Citizant, a leading provider of
government professional technical solutions. The NHLS is used by various first
responders such as FEMA, HUD and Red Cross in the event of a disaster.
The system contains vacant housing data from numerous government and commercial
data sources—such as ForRent.com—and serves as a centralized
database so that first responders can locate available housing for families
displaced by disaster.

Would you believe that some would suggest that in order to manipulate the English language you first have to have a firm grasp of it. Such as, I hope you have a gr8 day is really a unique and creative way to say, great day. It holds water with me, what about you?

Apartment occupancies at risk?
As the country comes to grips with new and unfamiliar territory I think it only prudent to watch your occupancy like a hawk. More important watch the unemployment trends in your sub-markets very closely. I think as we watch this economic shock wave move so shall we watch unemployment rise, occupancies drop and pricing power erode. I guess the somewhat positive note is that no one is building. That is
not to discount our good construction men and women out there. This too
shall pass. My comments are not meant to sound overly pessimistic but it is to suggest that a scenario like I saw today will become more and more prevalent.
A young man called me to plead for a way out of his lease. He had just been laid off and had no where to go and was desperately looking for another job. My gut said follow the established protocol and wish him luck. The instant I hung up the phone I pondered the bigger picture. This could be the start of a trend and or validation of a trend that is well established and under sensationalized.
