Accomplished
I am walking my way through the gigantic book that Seth Godin put out via the Kickstarter platform – page 9 of 800+/-. It’s a monster of a book. Let’s just say, it adds a whole new meaning to the idiom; throw the book at someone. It would level even the strongest among us. The entry I read tonight talked about being done.
Accomplished
Are we ever done in the property management business? I can’t tell you the last time my inbox was at zero or my to do list was fully accomplished. Or, that my site-visits were 100% done. Or, my apartment budgets were 100% complete. Or, my media company projects were all accomplished. But, what if I could say that? What would I do?
I think the short answer is – teach, train, coach and mentor. Read: lead the horse to the troth and teach him how to drink. Or, teach a person how to fish, if you prefer that well stated analogy. I would get back to the thing that I love the most about this business – exciting, encouraging and inspiring people.
Why Don’t I
The otherwise obvious follow-up to that bit of knowledge is – why don’t I?
Property management is a crazy world of nonstop fun and excitement. Never a dull moment. And, one day rarely looks like the day before or the day to come. In all fairness, like any other business in the world. Many times we are reacting where responding would be the much preferred alternative. It’s the nature of the beast – as they say.
That is my cop-out answer. My way of shirking responsibility.
The real answer – I don’t know but I am considering the ways to get relentlessly committed to getting back to what I love.

How will you surprise yourself this week?

How will I surprise myself this week? I have a sleeping problem. Not that I get too much but rather that I get to little. The daily routine, in short looks something like this:
5:30 to 6:00 rise (varies but no later than six)
6:00 to 8:00 read/write/run/get ready
8:00 – 5:00 Meetings/site-visits/working on the multifamily operations business
5:00-9:00 Family time
9:00 to 2:00 or 3:00 – Multifamily & Social Media Work
How will I surprise myself this week? Make it to bed by 1:00 – I think it’s a realistic start.

Raise rent in a down market
Seth writes of the 7% solution [Read Here]. The basic premise is couched in the ever popular trend of discount brokers in the real estate industry. Seth suggests thinking about moving commissions to 7% in lieu of 4 or 5% as the discounters are now doing. His question is what would you do different in order to substantiate the value of being at 7%.
It is an interesting thought for our business. What if, in lieu if discounted rents or concessions, we came of with amazing value adds to substantiate raising rents in a down market.

Are you afraid?
One of my mentor friends told me a story a long time ago. He started his business career as a door to door insurance salesman in the sixties. On the day he was telling me the story I had just lost a 110,000 sale and was devastated. I couldn’t stop going on and on about it. In his story he talked about going to hundreds of doors only to hear the word, NO or worse no words at all, just the slamming of a door. His answer to the rejection? He would walk to the end of the driveway, throw his hands in the air and celebrate by yelling YES!
The moral and message to me that day was, with every no or every failure, we get that much closer to a YES or success and ACTION was the Key.
