Micro-marketing and co-branding
This might be a little off the main point of my post on Zillow and Jott (two awesome services).
Below is a response to an email I received from my friends over at Urbane Apartments. (another awesome company) If you have not checked them out, do so [Here]
I
think the things of value are the micro-neighborhood things. Somehow we
will find a way to co-brand our products and services with the local
dry-cleaner, pizza place, pubs, bars, nightclubs, movie venues, etc…
using this platform. I use text message more than I use email and I
would tell you that I would love the idea of a universal $1 off coupon
or 25% if I spend in the next 4 hours that is text to me.
It would take a great deal of set up time and in the same breath I
would suggest it would create tremendous value if you could capture
relevant business’ within a 2 to 3 mile radius of your communities.
Pitch the idea of being able to offer a universal savings device (say,
a % of discount) that would be text out daily (permission based like
you suggest Eric). Make is micro in lieu of macro and kick it off with
an all out local vendor fair at each property. Invite participating
business’ to a central location and make it enticing enough that
residents would come. Advertise the hell the out it and get the
relationships moving. That is key. People do business with people they
know.

Securing AC condensers
Matt writes about a great subject here.
Last summer we had the insane experience of thieves stealing copper from 35 roof top units. It happened to be the hottest week of the year and we could not get enough window units to suffice the residents.
The thieves got away with $400 in copper and we were left to pay near $30,000 to get the units up and running again. That not to mention concessions, gift cards, widow units and forced vacancy.
It is a huge problem in our area.
What about the rest of you out there? Do you experience the same issue? What do you do about it?

The main security issue facing landlords in St. Louis and around the country is copper theft, but there are many other temping targets at any property. Check Home Prices on Your Cell Phone [Real Estate]
Now there is an interesting concept for apartment communities. I currently use Jott and love it!! On the other hand I never would have thought to use it with Zillow (which I also like).
For Rent’s text message system would do much of the same I suppose.

Homeowners Trash Their Homes Before Handing Over the Keys
And, before they move off to apartment homes. Can’t say I have not done some crazy things in a fit of angst and in the same breath I think, “you have to be kidding me.”
I wonder how we screen for such a thing. Should we put a line on the application that says; Did you trash your house before you left it to the bank? Seems fair enough, right?
