Students need/want help in off campus housing transition
Brent, I wonder if there is a way to market your product from a slightly different angle. What if you reached out to college students through housing fairs, housing work-shops, etc…as to build this gigantic grass-roots community of would be-renters. What if you could move them through the process using your site and ultimately land them in the specific micro-community they rent from. In other words load them up in your system as a general community member and then migrate them to the actual aptconnect community of the apartment building they rent from. Maybe there is a sort of rent.com stream you can play here. Maybe that is the bigger thought you have as your data base grows. If so, Awesome!! In not, maybe an opportunity as it sounds like a need right there in Houston.

is a time of transition to adulthood, including learning how to do such
adult things as find housing, but realistically, the average 19- or
20-year-old moving off-campus for the first time knows
little-to-nothing about what to look for in an apartment or what’s
around campus. If Housing and Dining insists on kicking students
off-campus, then why does it provide so few off-campus housing
resources to these students? Yes, there are resources such as the
Off-Campus Housing Guide or college masters who assist students in
housing searches, but it seems that the apartment search is left
largely up to the student’s blind luck. Houston itself is affordable
compared to many other large cities, but the area around Rice is not.
This gives students a bit of a toss-up in housing choices – live nearby
campus and overpay or live further out somewhere more affordable in an

Busy Apartment Residents

Knowing that apartment dwellers live busy lives and banking on the idea that cleaning their homes is the last thing they want to think about maybe we could sell it.
For and extra $100 a month we will throw in 1 deep clean per month for the life of your lease. If you think about it, it preserves our asset at the same time it frees a resident of a little stress. Think about it on a psychological level. Every time we get our car washed we just feel better. I know I feel better that one time a year I choose to wash my car. It’s crazy. The same thing triggers in me when I have a clean apartment.

I think that the purpose of a property management enterprise is first to build the character of those who serve it and in the process of that creation of character customers are born.

The start of an upward trend
Housing starts increased 8.2% to a seasonally adjusted 1.032 million
annual rate, driven higher by a surge in apartment building
construction, the Commerce Department said Friday. Starts plunged 13.8%
in March to 954,000, the data showed; Commerce initially estimated
March starts down 11.9% to 947,000.
What are your thoughts. Trend or no-trend?

Urbane takes WOM to the next level…Underground
I could not help but to put this up for the community to see. The amazing crew over at Urbane is striking while the iron is hot…I would quickly liken them to a phrase Tom Peters uses a lot; Game-Changers! I can’t stress enough that they are quickly becoming a model for success within the niche that choose to operate in. At the end of the day the thing that sets one apartment community or one property management firm apart from another is the people who make it happen. The people at Urbane are truly remarkable and have executed a remarkable strategy.
Hats off to the group. Why do I say that? Read this, it’s an email I got from Eric Brown last night;
I received a text message today, regarding D’Matos, an Italian restaurant/bar in downtown Royal Oak, also home to Good Night Gracie’s a great martini and piano bar in the heart of downtown Royal Oak that they have named a new cocktail after us; the Urbane Outfitter; a new martini , how cool is that?
Pretty cool stuff, the Urbane Brand is catching!
FYI; We are planning an Urbane Pub Crawl for all past and current Urbane Residents, and several local venues are sponsors. We are doing this to promote and kick off the Urbane Lobby, our on line Open Forum. We have arranged for some residents to have their art on display, some will be playing live music, and we will further our Urbane Community/Urbane Evangelists, this is really big stuff for underground marketing.
