Using Twitter to find an apartment
Before I share, can I just say that for the past three days I have been reading hundreds and hundreds of blog posts about apartment searching. My motive, what does this connected generation really want in the way of searching for an apartment home.
Yesterday we learned that clean apartments rule the day. I called it a truism.
Well there is a second truism becoming evident to me via this very personal blog posts.
Word of mouth referrals rule the day. I am calling it truism number 2.
And, via Brent Williams and his brilliant observation.
Price does not matter – at least in principle. Let’s call that truism number 3. Thanks Brent!
Evidence:
4. Word of mouth is much better: While the resources
above are certainly helpful, being referred to someone who is looking
for a roommate or renter by a mutual friend gives you an instant leg
up. Tap into alumni networks to see if they know of any opportunities.
Post that you are looking for an apartment on twitter, your blog,
facebook, myspace—any place that people read so that friends know you
are looking and can keep you in mind if they hear of anything. If you
have landed a job, ask them to put you in touch with people who are
also looking or who have openings. The more people who know that you
are searching the better. [Read the rest of her post here]
Knowing this, I think making our information easy to share should become front and center to our marketing efforts. Be it your website, forum, blog posts, text strategy, twitter strategy, etc… In my mind we must have a quick share feature on everything we send out. It has to be as easy as forwarding an email.
Have a brilliant day!!! M

Aptconnect shares some community feedback
First Responses to AptConnect’s Next Generation Resident Portal
Houston, Texas (May 19, 2008) – After much anticipation, the initial reviews
have been released for AptConnect’s long-awaited flagship resident portal
service:
It has been a pleasure adding this website to my community. Thank you for
giving my property a way to be more involved with each other and having a
chance to be more of a “neighborly” community. Aptconnect.com has given my
residents a chance to communicate on a regular basis and has opened many
doors that I wasn’t able to control as an Apartment Manager.
– Taryn Runge, Zephyr Pointe Apartments, Fore Property Company
In this high tech world that we are living in, AptConnect offers an awesome
way to do what the name of their company is… connect.
– Sherry Cheek, Legacy at Pleasant Grove, Epoch Properties
Brent and the team with AptConnect have a great product to offer. It’s easy
to use for the on-site team and residents. It makes everyone become more
community based which in turn helps with resident retention. …(Brent)
really understands the property management side of things so the site is
designed with us in mind.
– Heather Burt, Coldwater Springs Apartments, Fore Property Company
AptConnect merges traditional resident portal functions, such as online
maintenance requests and rent payment, with new options for resident
interaction and involvement, the key to resident satisfaction. Allowing
apartment residents to interact with their own neighbors, the website takes
the MySpace concept to a local setting. These emotional ties promise to
improve resident retention better than traditional retention techniques.
AptConnect is currently preparing for its Grand Opening in June 2008;
however, participation will be limited to an initial number of communities
on a first come, first serve basis.
To request to take part in the Grand Opening or to get more information,
please contact Brent Williams at (832) 978-3935 or e-mail

Apartment Hunting: Creating a memorable experience
Mike Brewer · · 1 Comment
Emily and I are going to move to Chapel Hill in July. We found a decent
apartment complex in Carrboro located in a wooded area. After a couple
tours and questions answered, Emily and I started filling out
applications. The manager of the complex came out of her office and
asked me if I was afraid of snakes. I told her I was not, and she
explained that a resident called because she had a snake on her porch.
She asked if I minded helping with that. [click here for the rest of the story]

Social Meida: The danger for apartment owners
Mike Brewer · · 1 Comment
I think a class at the national level in addition to the local level is in order. I mean no longer are agents subject to the famous Ellis Shop (Love those guys) the are subject to the shop of real time lookers. Just as easy as the Ellis team can write up a glowing or not so glowing report of their experience, so can the general public.
We must spread the word of the potential thrills and ills of Social medias to our teams. I recommend starting today.

Make sure your apartments are clean
This excerpt is from a blogger who wrote about her search for an apartment. I don’t think you could find any more unadulterated feedback than this and it drives home the truism of clean apartments;
My apartment search was a lot harder than I thought that it was going
to be. The 1st place I found was Beautiful in the pictures and looked
Perfect right up until the Leasing Agent showed me the inside of the
apartment that we would be living in. It was DISGUSTING!!!!!!!!! My
face must have shown it all. The Leasing Agent asked me “Oh, is it too
small?” I said “No, the size doesn’t bother me at all it is just so
DISGUSTING, OLD and DIRTY” I then said “This is not going to work”. I
left there and called my husband crying telling him that I would rather
camp all summer than be living in that. I was upset and stressed out!
If all apartments look like this then I am Doomed! [Read the happy ending here]
