Monitor Your Employees’
Taken from the Jan ’13 issue of JPM –
a new concern among property management companies is how (if at all) they can monitor their employees’ social media activities to insure that those employees are neither spreading bad press about the company, nor behaving in a way that reflects badly on their employer.
Answer
Nothing.
Here’s why:
1. Your community (other employees) will call out the idiot fringe
2. The people that want to do business with you have good idiot meters (aka: BS meters)
3. Don’t give them reasons to be idiots – chances are if you or your company is trying to hide something – you need to be outed anyway
4. Respond – be a part of that conversation. Be courageous in those moments of truth.
Your who cares about the idiot fringe Multifamily Maniac,

Perpetually Competing for Attention
Marketing people (which is everybody in business) are in the fight of their lives with an enemy that is ever evolving and adapting. We are perpetually competing for attention. Any more you are turned off, disliked, tuned out, banished, skipped over, blown off, unsubscribed, unfollowed, blocked or simply ignored with the click of a button. Make my experience anything less that what I want and – Boom, you’re done.
Experience
I went to the pet store tonight for a bag of over-priced nourishment for our dogs. And, in the course of my check out the clerk asks me if I want to apply for the aptly named pet friendly paw rewards club. I said – “no.” At that moment – right there between catalyst (my saying no) and response (the clerk looking at me like I was fresh in from Mars) – that little space (called – choice), the clerk could have made that experience good for me. “Cool – Mike (name taken from a quick glance at the computer where my information just popped up), you look like you’re tired; here is your receipt, we will see you next time.” – Boom, I’m back in a month to pick up another bag.
Awareness
Awareness isn’t propping your sign in the yard and handing out fliers all over town. It’s not offering your loyalty card to every poor sap that makes a two dollar buy from you. It’s paying attention to the emotional wherewithal of a flipping tired, beat down, wondering where the next bit of attention is going to paid culture.
Multifamily Saviors
It’s time to shine. You can look people in the eyes everyday of the week. You can surprise and delight. You can get someone to sign up for your loyalty program (the one you should not have – not formally anyway) by simply being you. You can have by attention by taking time. By being aware. By caring. Caring with awareness.
Your perpetually competing for the hearts and minds of people who care multifamily maniac,

360 Review
One of the most valuable experiences of my professional life was when I participated in a 360 review. In short, it is a feedback instrument that solicits opinions from the people who you lead, the people who you lead with and the people who lead you.
It presents the tough stuff – that stuff you innately know about yourself but never dig into.
It peels back the layers of the onion so to speak.
The biggest thing it taught me is that property management people want to hear the tough stuff. They want to be led. Mind you – they don’t want to be told what to do – they want to be led, inspired, pumped, stoked, jazzed and blown away with aim.
They may not like what you have to say but they want to hear it. They may push back (form of validating it for themselves) but they want to believe it.
This is the premise (building block) for the next chapter of their lives.
Hit Me
For the last eight years this blog has been the place where I work through my thoughts, ideas, whims, rants, musings, predictions, grammar and spelling practices, concepts, visions, innovations, accusations, deviations, etc.. In short, it’s been for Me.
That said and in the spirit of 360 – I invite you to give me the good the bad and the ugly. Right here for the world to see.
Is the blog relevant?
Does it spark your interest?
Does it give you pause?
Does it leave you wanting more?
Do I post too often? Not enough?
Do you want to see more real life application?
Video?
Pictures?
This is not for my ego – it’s for my getting better at serving up stuff that you can care about, act on and break yourself against.
I am open – and trust me, I have very thick skin.
Your love feedback as much if not more than results multifamily maniac,
M

Ideas Are Easy
Ideas are easy.
Executing them – not so much.
We can set around and brainstorm the fire out of any topic to come up with brilliant ideas. And we can do it in bulk and without fail.
Rubber Meets the Road
What matters is action. What matters is executing. What matters is setting fear aside and moving. Try. Fail. Try again. Fail three more times.
Short point: you know that short list of ideas you are sitting on. Stand up – pull one out – and do something with it.
Otherwise – send it to me and I will.
You always acting on something Multifamily manic,
M
